Would recommend
Positive: The host Edward was great, very helpful in every way. The stay was comfortable, would recommend.
Negative: Limited living space but the outside space makes up for it.

Superficially pretty accomodation
Positive: A beautiful looking venue from the outside. The upstairs floor was pretty too. Good communication from the owner.
Negative: On arrival the door to the upper floor was locked meaning we wasted 20mins panicking that there weren't enough beds, going up and down trying to find the missing bedrooms. We needed to call the owner to sort things out. 30mins wasted.
The inside of the venue was tired and dirty. The downstairs basement area was non habitable due to cold and the intense smell of damp. The sofas were too dirty to sit on. The Netflix subscription that had been promised had lapsed.
The kitchen area had a cooker that didn't work properly, so it took ages to cook dinner. The plates, cups and cutlery were so dirty that we needed to wash them all before use.
The second floor bathroom had terrible black mold on the walls.
Really overpriced, sadly.

V enjoyable stay, but in bad weather, communal spaces would be inadequate for our group of 12.
Positive: All bedrooms excellent/ comfortable with nice sheets, quiet, some with lovely views - except the cramped twin room (with large belfast laundry sink) by main door.
Fortunately we had excellent weather (see below) so very much enjoyed the walled garden with distant views, for eating, socialising, a BBQ and the small hot tub and high quality tennis court.
Bath-rooms comfortable with big baths, some useful separate loos, but only one, rather jaded, stand up shower in basement.
V convenient parking. Quiet and private grounds. Good walks and runs from the door and local pub in village and at Bilton Ainsty.
Negative: There were 12 of us. The only "sitting room" on the ground floor is small, dark, badly lit, with mismatching seating and would not sit all of us comfortably. One suspects this could be upgraded fairly easily. The kitchen does have a v large extendible table and numerous large comfortable chairs around the table and along two walls, leaving little room for storing our provisions (an efficient Sainsbury delivery to the door), cooking, serving and eating. We had arranged a local visiting chef to attend, provide and serve our main celebration 3 course meal. Fortunately, with good weather, we could leave him to cook in the kitchen, and we carried each food course out to the garden and used the excellent garden table and chairs. But we all agreed that if we had to eat inside and socialise inside in inclement weather, our stay would have been much less enjoyable. We wonder how larger groups cope if weather not good.
Some of the party who did the cooking felt the standard of the cutlery and crockery and pans could be improved.
Minor suggestion to reduce hassle for each guest. Change the original BT complex default WiFi password to an appropriate and easier password

A fabulous location, fantastic countryside views and perfect for larger groups.
Positive: Fabulous location in a beautiful, secluded area, affording stunning countryside views and privacy.
The grounds and access to garden with use of a hot tub, BBQ and tennis courts.
Negative: The BBq needed cleaning before use, and clearly hadn’t been checked after the last tenants left.
Some of the carpets had visible stains, and parts of the house were in need of some TLC, including signs of wear and tear on various curtains, and some of the bathroom fixtures, which although perfectly functional, would benefit from updating.
